Target Projects: We purchase single and multi-family residences located primarily in the Tri-county area of Miami Dade, Broward and Palm Beach. Not all the homes we purchase are in need of renovations or updating. We purchase from several sources including private auction, public auctions, distressed bank listing, short sales, home owners, mortgage companies and other real estate agents. Homes are purchased for a substantial discount of 30 cents to 50 cents on the dollar due to complications resulting from foreclosure, bankruptcy, divorce, and probate. Every property has a value; by employing purchase, lease and rental strategies we aim to generate income by renovating and selling these homes.
Property Resale Strategy: Each residential property has an appropriate sales strategy. We seek and receive the best sales proceed available in the shortest amount of time. The properties location and condition will drive the sale strategy employed. Homes valued above $200,000.00 and in good condition are prime candidates for immediate resale. By pricing these homes slightly below retail market value, we are able to achieve reasonable quick sales and provide new owners with equity in their purchase. Resale of properties provides the company with immediate cash profits. Homes valued between $130,000.00 and $200,000.00 are in high demand and may be sold immediately. In addition to the resale of the
homes, properties valued under $130,000.00 maybe a good candidate
for rentals. Rental properties provide the company an appreciation of assets. These homes once stabilized and rented will be sold to other investors looking for a turnkey investment.
Experience: We have successfully purchased discount properties as a corporation since 2011 for resale and as individual investors since 2009. We have over 10 years of collective experience. To date we have successfully profited from over 200 completed resale transactions.
Investment Capital Goals: We are looking to raise $10,000,000.00 in investment capital. We seek to find accredited investors with $500,000.00 or more in investment funds. We are currently purchasing and reselling 20-40 properties per month. This additional capital will enable our company to increase production. Investment capital is used only for the purchase and renovation of homes. Private Investment funds are kept in a private investment account. Our private investment funds are always secured by underlying real estate and are never used for company overhead. The investment funds can be used on any given property and it’s backed by our (LLP) Limited Liability Partnership agreement with our investors.
Investing with Us: The banking industry addresses the financing of residential real estate properties via secured mortgages. While very effective for the individual home owner, bank owned mortgages are inefficient and costly and can be cumbersome for short term ownership to a real estate investor. Investment properties targeted for resale may be held from 30 days to 90 days. With this we are calculating from the renovation time to the resale of the investment property. With this we give the new buyer adequate time to complete his loan approval and escrow requirement process as we achieve a successful closing of escrow. By investing with us we can provide an individual or a self-directed IRA a safe investment alternative with a high rate of return while realizing substantial cost and flexibility benefits.
Private Investment Opportunity: In today’s Investment market, where can an investor safely receive 18 to 25% return on their money? Short term and long term investments are available. Investors will be paid on a monthly, quarterly or annual basis. This option will be the choice of the investor.
A Safe Investment Secured by Real Property: Given the news about increasing foreclosure rates, failing bank mortgages and loan modifications, why should you consider an investment opportunity with Investquest Partners? Because of the high rates of foreclosures today we are able to purchase properties 30 to 50 cents on the dollar. This provides security to the investor. We will never place investment funds in more than 65% of the market value of a property. The Miami real-estate market is much safer than the stock market. Real estate values have never dropped to 0% but company stocks may. Our investment is guaranteed by our Limited Liability Partnership agreement and we are also open to signing a first mortgage to secure each property.
